    • Review purchase and sales documents for accuracy and compliance.

    • Send executed contracts and amendments to relevant parties (client, co-broker, lender, title company).

    • Provide introductory communication to the client regarding the process and roles.

  • Process Setup and Contingency Management

    • Set up a checklist to monitor contingencies and deadlines.

    • Collect and verify proof of funds, earnest money, and loan documentation.

  • Coordination with Lender and Title Company

    • Confirm loan pre-qualification/approval and verify application submission.

    • Submit title and survey orders to ensure title commitment is processed.

    • Coordinate with lender for financial contingencies and ensure deadlines are met.

  • Inspection and Repair Management

    • Track inspections (municipal, gas, fire, etc.) and necessary certificates.

    • Confirm buyer inspections, repairs, and resolve inspection notice issues.

    • Coordinate with co-broker and client for repair progress and manage documentation (receipts, lien waivers).

  • Appraisal and Survey Coordination

    • Confirm and schedule appraisal and survey appointments.

    • Review the survey and resolve any issues with the title company and co-broker.

  • Closing Preparations

    • Schedule closing with title company and review settlement statement.

    • Ensure satisfaction of contractual contingencies.

    • Coordinate utilities setup and disconnection with buyer and seller.

  • Ongoing Communication

    • Provide weekly updates to all parties and be available for phone, email, and text communication.

    • Regular follow-ups to ensure all steps are completed.

  • Post-Closing

    • Follow up with any necessary actions or parties after closing.
